Together, we cultivate a respectful and responsive environment that supports long-term well-being for all who call Pelican Watch home — in every sense of the word.

HOW WE SHOW CARE
OUR PROMISES
Be a Good Neighbor.
Treat everyone — owners, guests, and vendors — with kindness, patience, and respect.
Care for Pelican Watch Villas.
Take pride in our surroundings. Keep common areas clean, treat property gently, and leave spaces better than you found them.
Honor the Peace.
Respect quiet hours and coastal rhythms. Enjoy yourself, but be mindful of noise and activity that may affect others.
Use Shared Spaces Thoughtfully.
Follow community guidelines for areas like boardwalks, garbage bays, bike storage, and parking. These spaces belong to all of us.
Protect the Coastline.
Stay off the dunes, dispose of trash responsibly, and avoid disturbing wildlife. We’re guests in a fragile and beautiful ecosystem.

WHAT MAKES US SPECIAL

Incredible setting.
Pelican Watch Villas sit where the Edisto River and the Atlantic Ocean meet, offering sweeping views, spectacular sunsets, and the chance to see dolphins, seabirds, or deer from your deck or the boardwalks.

Easy beach access.
With private boardwalks leading to one of Seabrook Island’s most tranquil stretches of beach, it’s easy to step outside and enjoy nature, quiet walks, or simply relax by the water.

Seclusion and convenience.
Tucked away at the southern tip of the island, Pelican Watch offers a calm, low-key atmosphere—yet remains minutes from island amenities, dining, shopping, and close enough to Charleston for easy day trips.
